Thanks @David Espinosa & @Rob Bergeron for the shoutout! Looking forward to seeing you both in-person soon.

Hey @Joel R. Moretta!

As David and Rob mentioned, Luke Neubauer and I run the "Louisville Real Estate Investor" (L.R.E.I) MeetUp group here in Louisville, KY. The L.R.E.I MeetUp group is for aspiring, beginning and full-time real esate investors who are interested in networking with other like-minded individuals. During our monthly meetings, we share ideas, learn from one another, and host speakers who talk about topics related to real estate investment.

This week, Craig Curelop, a BiggerPockets contributor and the best-selling author of "The House Hacking Strategy",  will share his story about how he got started in the real estate.

Along with that, he will explain how you can use the house-hacking strategy to achieve financial independence faster than you ever thought possible. After his presentation, we will open up the floor for a Q&A session.

If you're interested in attending, here's the BiggerPockets event link to RSVP:

Hopefully we'll see you on the call and at future in-person L.R.E.I meetings!

All the best,

@Enrique P.

Welcome BP! You'll find that the investor community here is very knowledgable and always willing to help others succeed. I've been house-hacking a 4-plex here in Louisville, KY since early 2019 and have experienced a world of benefit from executing the strategy.

If you're available next Thursday, we're hosting a virtual meeting with Craig Curelop, a BiggerPockets contributor and the best-selling author of "The House Hacking Strategy"

During the call, he will share his story about how he got started in the real estate and explain how you can use the house-hacking strategy to achieve financial independence faster than you ever thought possible. After his presentation, we will open up the floor for a Q&A session. Here's the link to RSVP:

It may be worth hopping on the call to learn and connect with other prospective house-hackers.

Looking forward to seeing you there!

Hey @Matthew Norton!

Welcome to BP! I can relate to your desire to want to house-hack a property. I purchased a 4-plex in Old Louisville in November 2018 and have been house hacking it ever since. The rents from the other units completely cover the mortgage, taxes, and insurance on the property each month. It's amazing how much more you can save when you don't have to worry about a rent payment!

As for the questions you listed, have you considered attending local investor meetups? There are quite a few in town where aspiring, new and full-time investors come together to discuss real estate related topics. It may worth checking out a few to develop some connections.

One of the nation's most popular investor groups, R.E.I.A (Real Estate Investor Association) has chapters in most major US cities. Our local chapter has over 700 members, many of whom are extremely active in the market and have a wealth of knowledge they're willing to share. They usually meet the last Thursday of the month at Wood Haven Country Club but have moved online since the pandemic began.

Along with that, my friend @Luke Neubauer and I also run a local investor meetup group called the "Louisville Real Estate Investor Meetup". As part of the event, we network with other like-minded investors and host speakers who talk about topics related to real estate investment. Since April, we've been hosting our meetings virtually and have been getting solid engagement.

This month, Brian Hennessey, a top commercial broker in L.A and best-selling author of the "Due Diligence Handbook for Commercial Real Estate", will share his story about how he got started in the business. Along with that, he will explain how to properly perform due diligence on a potential investment property and share various helpful strategies you can use to add value to real estate.

I hope this helps and maybe we'll see you on the call!

The purpose of this group is to be the go-to resource for people who are interested in learning about the many facets of commercial real estate. Whether you're a business owner, investor or just someone who's curious about the subject, you'll gain value from being a part of the group!

In this meeting, Nick Grisanti, a commercial real estate agent at the Grisanti Group, will discuss various topics related to brokering commercial deals.

After this discussion, we will open up the floor for Q&A.

Hey Blake!

I hope you're doing well.

I've recommended "Home Team Inspection Services" in the past and they've done a great job.

They usually have a team of inspectors who specialize in different components (i.e. plumbing, HVAC, roofing etc.) go through the property and provide you with a comprehensive report within 24-48 hours.

If you'd like, I'd be happy to provide you with their contact information.

Hey @Erin Jolly!

Vacancies can definitely be a cash flow killer for landlords.

I've had vacancies in my Old Louisville 4-plex in the past and it can definitely be a nerve-wracking experienc.e

If I were you, I'd contact each prospective tenant after each showin and ask them what they liked and didn't like about the property.

Although some may not be 100% truthful, you'll be surprised by how many people will share valuable information with you.

Not only that, but if they like the property, you can remind them how to apply.

Also, what's the market rent for a Class B 3-bed 1-bath house in your area?

Although it may seem counterintuitive, sometimes if you underprice your property by too much, you'll attract the wrong kind of tenant.

Use tools such as www.rentometer.com to get an idea of what comparable rentals in your area are going for.

Pricing your property slightly below market will help your rental stand out amongst the competition and allow you to pick from a more reliable pool of tenants.

Hope this helps.

All the best,
