Hi Rochester-area investors!

I completely agree with @Mark W. , there really are many ways to invest in real estate-every investor is different with unique values and interests.  Also the returns in most of the suburbs (with some exceptions) are going to typically be much lower than in the city.

I tell all my investor clients the only way to truly learn and get a real feel for the Rochester market is to go out and check out properties.  You will very quickly learn what resonates with you as an investor.

Don't forget holding costs, too.  If you get a good realtor that markets your property for a fast sale at your price point, they may essentially pay the commission essentially by creating a quicker close and taking some headaches off your plate.  Just something to factor when deciding how effective-and fast-you can sell on your own.

An itemized list would absolutely be the only way to move forward.  There are some items that are very vague, such as "Remove garbage left by tenant".  Does this mean 5 articles of clothing or requiring a dumpster?  Ask for documentation of 'garbage' (ie-lots of pics!).

I truly hope the property manager will provide lots of pictures (or a video) of each and every room and that they have PERSONALLY been there.   You also should request before, DURING and after pics of all the work to ensure that it's being done and to your standards.   This is a must! 

You can go a step further, if you are apprehensive and want further reassurances, and even say make sure the pics are 'standing back' (to make sure that the entire room and therefore identifying features that are unique to this unit) are captured in the pics.  While I do believe there are honest property managers, we of course all sadly know of stories where unknowing owners get swindled for work that was never completed or done on another property altogether....

I completely agree with @Alan Diamond that you have to be very careful in where you are investing in Rochester.  While duplexes can be found in the $50k range-be VERY selective!  Investing in the rough areas can often burn investors.

Having a very savvy realtor and PM is critical to finding successful deals especially at that price point.
