Hi Tomitaka Sodeyama - I live in Fargo and was recently told about a group here that gets together and plays Cash Flow 101 and 102 (latest version I'm assuming). Have yet to look into it but I was told they started a group on meetup.com and it grew from there.

Welcome to BP!! You are absolutely right this is a great site with a ton of available info. I'm in a similar situation as yourself being a semi experienced investor and Realtor. Probably the most important thing I've realized as of late is how crucial it is to stay involved/active and the benefits can be endless.

@Jaksh H.Is the house you are buying currently listed on the mls? Assuming its not listed or it is FSBO you would pay the buyers agent in the event the seller will not agree to. You could make all offers contingent upon the seller paying broker fee's, although as I said if seller wont agree to do that prepare to miss out on a potential deal or pull out your checkbook.

I was in the same position and decided to get licensed. Liability can be an issue but with proper disclosure (which you'll learn if you pursue) you will be fine. The education you receive and networking opportunities could turn out to be priceless... Here is a link to the Kansas Real Estate Commission great place to start...

I don't think it would be rude at all to ask, sure wont hurt anything. Chances are they wont give you all the details without you providing proof of funds as to not waste their time, but then again you never know...until you ASK!
