Awesome to see a thread about Minot was started! I grew up there and moved to Fargo about 9 years ago. In my opinion, I think there is certainly opportunity there as i'm sure many landlords/owners want out because they are tired of the stress and high vacancies. Although I do think prices are still to high there to make an investment worth the risk, but keep in mind an asking price is rarely the price a property sells for. I go back a couple times a month to visit friends and family would be great to have an investment meet up there as well.

In my experience seller financing usually isn't an option the typical seller or agent for that matter thinks of. In my area there isn't any agents that specialize in this and it is normally an option that only an educated investment buyer comes up with.

@Arthur Nunez this is a relatively common issue right now in ND. With oil prices down and population numbers slowly going down and or spreading to other parts of the state lenders are being tight on their loan requirements. I agree with @Alex Brookbank 100%, banks want to see your properties are producing for at least a year. Also, calling smaller lenders is something I would definitely be doing. If your calling banks in ND try some in other parts of the state as well.

Hi Bryan Potts - I want to start by saying your not the only one. As mentioned previously partnering with someone could certainly be helpful. Another option is finding a local Toastmasters group. Usually members are people that feel the same way or did before they began participating in the group.
