Is this basically where direct mail / flyer posting strategies come into play? I have no experience doing that type of thing and have only read about it on here.

 I agree with Wayne. One can easily find property owners mailing address from the property tax records.

Hi All

Based on my research over the years I can categories probates leads sources into four. 

1. Probates Records which are available online with all info required. 20% of counties offer this data online.

2. Probate records which are available online but not all info is provided. 30% of counties offer this info. Over and above 15% mentioned in category 1. 

3. Probate records not offered online close to 50% of counties. 

4. Obituaries records with RE and Trusts. One can research to find whether deceased owns real estate.  Almost all counties are covered in this category. 

Key points to consider are 

1. Not all probate records filed has RE associated. Research to identify RE associated records saves time, money and energy. 

2. Some investors run campaign early, as soon as probates are filed, others after 6 months etc.. Key is to run the campaign  multiple times at regular intervals

Closed my first deal in 2007 after searching for 6 months. Its a memorable one and I had to push myself hard to convince myself it's the right thing for me. I almost drop the idea of being an investor. I am Glad that I did the deal against friends and family, who suggested otherwise.
