Hello everyone. For STL area, what are you doing that is working for you? Fix and Flips, B and H, what areas and what aquisition methods? I have been out of the game for awhile, and furious how things are with the marker ad hot as it is. Any and all responses appreciated!

I am finding myself really wanting to learn more about direct mail marketing.  Are there any comprehensive resources (books, specific blog posts/websites) you can reccomend to learn about direct mail campaigns.  Looking for everything from list parameters, to resources, to scripts for calls, to closing the deal.  Any and all information would be appreciated!

I currently have 50-60k in equity with the 1 sfh I own;  the house itself cash flows around 300 a month.  I am 75% of the way through Set For Life, and really want to take my next step towards financial freedom.  

If you are in my spot, what do you do?  Can I use the equity to fund a flip?  All input is appreciated!
