How would you guys find Commercial owner direct deals?

Loop net is where deals go to die. Like mentioned, contact all of the Brokers and ask questions.

 I second this statement!

If you are investing out of state make sure you understand the landlord-tenant laws first among other things.

 (Just my opinion) Load up on Rentals, when the market tanked rentals did very well during that time. People that lost their homes rented apartments. People have to live somewhere!

Shop around,

Remember the lender is working for YOU! resarch at least ten, each lender is going to do something different and those differences could be the difference between getting a deal or not. For example, some lenders have a faster turn around then others make sure you know this up front.

I've took interest in pre-foreclosure and wholesaleing with creative financing like "subject to" to hopefully get a foot in the door. 

I have not done a deal yet but .  I want to be a real estate investor full-time, and I'm going to do it for my family and myself. I'm all in.

I was like that too, and I read a TON of books but I realized that I'm not going to find that "Secret" that is going to make money. You basically have to go out there and make it happen. Pick a niche and go out there and do it, you will get better with action. You can read about how to do something forever but I have learned that if you don't put in the work required to get it. You will never get the results you want, stick with it and you will get better.

For free, people post on Craigslist and as a result it's kind of a wasteland.  If you put ads on Craigslist, do/say something DIFFERENT than the dozens of others posting the same "I Buy Houses Fast for Cash" ads. 

 Ditto to the above post! That is really all you need to get started. Lead generation is the fuel to your business without leads, (And of course conversions) you are out of business!

Welcome! I'm from New York as well. If you are planning to move to Florida which I have you are going to miss the Pizza right away. Some are close but nothing like NY Pizza if that is your thing. If you are planning on moving to Florida why don't you get your Florida Real Estate license? I believe you can take the class online.
