@Rafael Ramon yeah, those are great numbers, especially in a “low season” in SoCal. This thing will definitely bank big time as things return back to normal. I’m just hoping there’s more of these on the market😂.

@Rafael Ramon I do not, but in a pre Covid world I travel to CA a lot and also attend music festivals like Coachella. I've never heavily considered looking out there but seeing this post and your numbers have my wheels turning. I'm very familiar with STR's and can already see the potential you have here.

@Nathan Diaz Where are you located? Starting with your local REIA, networking there, and understanding your local market, or whatever market you want to invest in will be key. I would also try to niche down to one specific area of RE to get started in.

@Kathy Dutton you can also use smartbnb, it’s a great platform for when you don’t have too many units and you can manage everything from calendars, to pricing and guest communication all in one place.

Price labs is another good resource for dynamic pricing and keeping up with market supply/demand.

@LaTrell Ray it works, much like any other investment strategy, there are risks and you have to learn how you can best mitigate your risk as well as understand your risk tolerance.

If you sign an agreement/contract that will limit the worry of owners changing their mind.

The numbers are always important in any investment , so doing your DD to make sure that the properties you are eyeing are good opportunities for arbitrage and project good margins are important.

You can also work in details in your agreement if things are going south with getting short term bookings and rent it as a long term or mid term 30-60 day furnished rental to try and weather the storm.

I think arbitration is good for investors who are good with numbers, have low cash and are looking to increase their cash flow. Most of the time I see investors use the cash flow to purchase their own properties and go from there.

@Curt Smith thanks for the reply! Can you point me to where you are seeing this information on the city of Atlanta outlawing STRs? I know they have been discussing new legislation around them but I have not seen anything passed just yet.

Thank you for the information in Sandy Springs as well. I am aware that some areas that are heavily residential have a 30+ day ordinance in place.
