Hi Everyone! I am in need of a Real Estate Attorney who can help with looking over a current lease I have and help me develop a better one. I prefer someone who is knowledgeable about mandatory state/city/county clauses and has a lot of experience with evictions.

Currently I have two properties in Victorville and Hesperia with month to month tenants that I inherited. I am looking to renew the leases and increase the rents to market value. I want to make sure I am doing it correctly (following the law) and want to have a strong lease in place.

Any suggestions would be greatly appreciated!

Hi @Alfred Logan. Thanks for the feedback. I looked at the CAR document today and there are some things I would like added to the lease agreement and I also have some questions that may be better suited for an attorney vs an Agent. I was thinking of an addendum to be part of the lease agreement and/or rules and regulations. I just want to make sure I am in compliance with the laws in CA.

BTW, do you know any attorneys in the Riverside/San Bernardino county area?

I'm interested in the BRRRR strategy as well. I live in Southern California and want to invest in Saint Louis, MO and also looking into OKC. I have narrowed down a few zip codes and need to build a team as well. I really want to buy a property within the next 30-60 days.

Hello. My husband and I are the Trustees and Beneficiaries to 3 SFRs in Victorville and Hesperia, CA. Two properties are currently tenanted on a month to month basis and one is vacant. We are looking for a property management firm with a good reputation in these areas. We need assistance with cleaning out the empty SFR in Victorville and finding a tenant. Will also need new leases for the month to month tenants as we were unable to find copies of the leases when we inherited the properties (tenants don't seem to have them as well) and would like to establish new rules if possible.

Hi Everyone!

I'm trying to lock up my first wholesale deal (and get to closing as my previous contracts fell through). I have a seller who seems motivated to sell property for $135,000 in Desert Hot Springs, CA. ARV is $185,000. 4 bed 2 bath 1570 sqft. Per seller house needs new carpet, paint, landscaping, and tile replaced in one bathroom (15-20K?). Tenant is month to month paying $950. My question is what should my offer be around. I was thinking $115-125. Also the seller asked about references. Any feedback on how to handle this question? Any investors/buyers in this area that can help? Thanks!
