Yes and investors starting out as well. Get it under contract and it will be much easier to partner with an experienced investor or get financing for your deal.

Marketing for seller leads is when you are looking to find motivated sellers to potentially buy their home. You can put an ad on Craig's List stating you buy homes to try and get homeowners to call you. You can also drive neighborhoods to look for vacant houses and send letters to the owners (once you find out who they are of course) letting them know you're interested in buying their home. Those are the two that come to mind that don't require a lot of money to find motivated sellers. There are of course more ways to find motivated sellers. The point is to find people who need to sell their homes at a discount and get it under contract.  Once you have a deal it's much easier to get the financing. If you're not comfortable putting a deal under contract once you find one,  you can ask for help and other investors may be willing to partner with you and walk you through the process.

Don't give up! I'm a newbie as well and I know it's frustrating. Keep going to REIA meetings, network and analyzing deals. Maybe think about marketing on Craig's List for free to get seller leads. Drive for dollars if you can in your target neighborhood. I bet if you find a deal, it won't be so hard getting the financing. Just keep trying!

Hi @Chelle Knijnenburg  I have a similar situation. My husband and I took care of my mother in law due to Dementia for 2 years. When she needed more care we put her in an Assisted Living facility. After this experience I decided I wanted to help seniors in this position plus with me being a nurse I could do more for them. Like @Danielle Price said, in CA you have to be licensed. I have been waiting since Nov for my Administrator certificate to be issued. In CA you have to have an Admin certificate to manage an Assisted Living Facility (owner can be Admin too or you can hire an Admin). You should check out your State's website to see what the requirements are. Good luck!
