yea no kidding LOL. I already told the seller upfront what i do and i will have contingencies just in case i can't find a buyer. BUT im not looking to do a lease purchase just need to know if there are any other paper work that needs to be signed b.c its a condo!

What other forms are needed in wholesaling condos??? I havve:

Purchase and Sale Aggrement
Assignment of Contract

Are there any other forms needed because it's a condo????????????? Addendas????? :help:

Im currently building that and was just thinking about placing it on the MLS. Even if i do Ill request buyer pays all closing cost esp. if the house is a very good deal

Wouldn't it be different if this is a private seller and not something i found of the MLS. My man reason was to attract more buyers but have a stipulation on the financing as Cash only!

@Jason that's great. Thats what my plan was so i can have a greater marketing audience! To your end buyer did he/she pay all the closing cost?

I actually started out making offers on REO but all i had was 2k. and you have to place atleast 1k as EMD if it doesn't state a certain percentage. And thank God my realtor (old one) messed up and i didn't lose it. Anywho, I ppl may suggest you make offer to the listing agent (they'll get double the commission buyers side and sellers side) but dont tell them you are flipping it just make sure you have a buyer!!!! If you don't close you may get blacklisted....for me that was toooo much risk

I know its possible to place properties on the MLS to wholesale stating financing will be cash only but is it worth it?????????

WOW Thanks everyone for their advice. Greatly appreciate it. Sorry for taking long to answer back and give thanks. Sometimes I don't get replys till a week later. But any who........

I have the excact wording to say to the realtors to get them off my back and questioning what I'm doing. THANK YOU!!!!!!!!!!!!

Also I found a realtor who will work with me. Although I'm not sure on how to compensate her for her time seeing I'm only needed her to run comps for me at this time. Any suggestions???

@Jimmy..............OUCH but at least you had the money to actually close so you will not get blacklisted!!!!!

Hello Everyone

I'm getting into wholesaling homes and Im targeted absentee owners. However , Im building my buyers list first. In making calls I come across some who are ok with what we do but with others (realtors) they HATE IT. They don't say it out loud but they feel what we are doing is illegal.

One guy asked me "Am i representing the sellers" I say NO............

So basically what should I say to these realtors who think what im doing is illegal???? :help:

J Scott Im interested in learning how you find your wholesale buyers off the MLS?

But I've tried CL in finding sellers but all i got was SPAM!!!!!!!!!!!!
