Post: Making amendments to leases

We recently took our properties back from a 3rd party management company, so we are now self operating. We have been renewing their original leases from the management company, however, we would like to change some things from those leases. Do we need to make those changes at renewal or is there a way to make changes while in a lease? We have 130 doors, so for everyone to be on a different page could get very confusing, very quickly.

For example- a change we are wanting to make: we pay water on some of our units, however we have a few that have been running unreasonably high. We’d like to add in a clause saying we will cover the water to “x” amount, anything over will be billed to the tenant. We have 28 units like this- the only reason we pay rent is because they are duplexes on a single meter and it is expensive to split the meter (especially times 14).

Any suggestions?

Aside from obvious repairs- what are things that can be budget friendly, but you find really help update the unit or seem to attract more eyes?

I have realized that a fully updated until will rent 50 times over one that is in perfect shape, but full of the mid 80s-90s brown. However, it’s obviously not probable to fully remodel every unit. So, I am trying to find that perfect balance, what are little upgrades you all do that really help uplift units that are a little drab?

It’s very apparent that old brown wood work is OUT. However, replacing all the trim/doors or having all of that pulled and painted.... while I think it would look awesome- is that probable?

Does anyone here know about Domestic Violence situations? I have a joint lease between fiancés and now there are DV charges and a VPO out, so the woman volunteered to relocate, however her attorney is telling her we are required to release her from her lease due to the DV and VPO, but my attorney said otherwise. So I’m a bit confused, we have never dealt with this.

My price is the lowest out of the comps. I try to stay at least 25 under the competition in the same neighborhoods.

I get plenty of calls and showings, it just doesn’t seem to be the correct crowd I’m trying to attract or need to lease to.

Located in OKC, OK.

I’m looking for tips and tricks to quick leasing, preleasing, and how to market. It’s winter so it’s our slow season, and I’m aware of that however I still feel like I need to be reaching more people!

We do signs, we have a website and we post to all the mainstream rental sites (Zillow, truila, etc)

We are just still struggling to get applications and to keep our vacancies down!

Also, any input on what % vacant is “normal”?

Yes but in some cases that doesn’t even come close to covering the expenses. Also isn’t helpful for owed rents.

Thank you for that Dylan! I’m more specifically asking about people that quit or move out at the end of their lease that leave damages to the property or don’t pay their last months rent. They aren’t being evicted, they are gone, I just want to collect on what they are responsible for. Like a small claims suit
