@Sarah Ann no! I had a broker like that and it’s not normal! My new broker pays be within 24 hrs!

That’s odd home inspectors usually open the access panels and have the water run for several minutes (I would find a new home inspector for the next one) . It is a tough start to a new property, sorry to hear your having such a hard time. Luckily you don’t own the house yet so I would ask the seller for money back at closing to compensate all the issues that have come up so far. Even though you live there it’s not your house yet & I’m sure they want to make it to closing too so I would talk to you agent and renegotiate that. Good luck! The only reason I buy from a wholesaler is because I am getting an off market deal. You don't pay an extra money to a wholesaler for a deal that's on the open market. To wholesale is to find distressed sellers on your own & convince them to let you hold the contract for under market value so you can find a buyer for more then what you have it agreed for. Homes on the MLS are not going to work as a wholesale deal.

@Leslie Crosten didn’t you get a home inspection when you went under contract ? Any issues should have been on the inspection report.

@Mindy Jensen aside from our 4 kids keeping us very busy I bought a cnc machine (computerized router) and I do woodworking as a side hustle I love making things lol

You def can work with a realtor when looking to buy an investment property! Any agent who tells you you need to pay an extra commission because your offer is low is unethical! Thats unheard of! The buyer doesnt even pay the realtor fees the SELLER does! On another note some agents dont prefer to work with investors because its the same amount of work for a lower commission, so it may take a little more time calling around and interviewing a bunch of agents until you find the rite one for you. There are so many realtors out there dont give up because of one jerk! There is a guy I follow in your area Dillon Dull is his user name maybe he can help you connect with people I believe he is on bigger pockets too.

When doing direct mail marketing you don’t send the letter to the address you want to buy you have to dig into the public records and find the owners address. If you message me I can send you the sites I use.

My motto is people pay for pretty! Update what NEEDS to me done to make the house functional and pretty. Get creative when shopping too don’t just buy builder grade everything see if you can find a $30 light instead of a “boob light”. Primarily focus on kitchens and bathrooms if their pretty your good. Exterior just needs to be clean landscaping is not important from my experience it makes very little difference.

I am personally a realtor & specialize in working with investors and I can give you my opinion. I find my own deals and I shuffle the deals I pass on to my clients. Also the deals my clients bring me are always off limits other wise I mine as well let me license expire because then my reputation would be trashed. Word of mouth is everything as an agent. Your business runs on referrals so you don’t want to go around stealing deals from other people.
