As long as it's no more then 4 units and she lives in 1 of the 4 she can get FHA. 5 units and up is no longer residential

1-4 unit is considered a single family home 5 units and up is commercial

One thing I always tell people is don’t let high interest rates scare you. Everyone along the way makes money and as long as the deal works when adding in all the interest and other costs DO IT!! You have to start somewhere !! Sooner the better!

You make the rite decision if you ask me. I’d rather have property then cars. Me and my husband we’re just talking about now we’d rather use the money eg for property instead of expensive cars. Because most of them just depreciate anyway

If your in Camden county area The Real Estate School is great! They were doing an online program for awhile not sure if it’s still being offered but Michelle the teacher there is amazing she makes it really easy to learn!

If your ever closer to New Jersey, My husband & I would love to speak with you. We just made almost $80k flipping a house smack dab in the middle of this pandemic. Anything that could go wrong WENT WRONG! We still managed to raise 4 kids and come out on top. We are in south jersey 30 minutes from Philadelphia. Good luck! Ill check out your previous episodes!

Thanks! It was definitely not an ideal situation but once your in your in all those late nights were definitely worth it in the end. Hows the market in your area with the pandemic. Inventory here is so low and everything good is selling for over ask.

yeah it was def a struggle. Now that the $600/week stimulus money stopped all our subs are willing to work again LOL! Every investor I came across was struggling to find subs who wanted to work. Its a crazy time were living in rite now. How are things in your area?

That’s awesome! What I do when looking for a deal is if the numbers don’t work as well as rental I run the numbers as a flip and see if it works that way and that determines what way we’re going to go with it.
