it would have to be a commercial loan. 4 units is the max to be considered residential. I am in south jersey if you ever want to invest down this way message me we can chat.

Hey! My husband is a contractor & I am a realtor in South Jersey. Construction costs are def going up due to the pandemic and everything going on, but the market is crazy I don't see it just stopping. I would plan for more expensive costs but i wouldnt say not to continue. There are always going to be road blocks and things that shift the world around you just have to be prepared that all.

you can report her to the board of realtors and her broker because this is unethical . It is 100% a violation which should be reported. ( I am also an agent she should have been honest and upfront about the REAL situation not manipulate to get the deal done!)

@Dennis Soto I quit my job because I already had my license and I didn’t want it to go to waste & it def opened up a lot . Being a realtor is awesome if you enjoy selling and people. I wouldn’t recommend getting your license simply for your investing but if you want to do it as your day job absolutely it will help your investing career it’s just not worth having JUST to invest but being a realtor that invests I save money when I sell, I make money when I buy, if I see a house while I’m driving around I can just go inside I don’t have to wait for an agent to meet me, it also brings me off market deals when clients come to me looking to sell etc. Another very important thing if your going to get your license is choosing a broker. I was at c21 the top broker in my area and it was awful. I switched to a broker who also invests, sells, wholesales and is apart of the lifestyle and was willing to teach me & mentor me and it changed my career so your broker is VERY important ! (Also some charge crazy fees and franchise  fees etc.

@Dennis Soto so my license benefits my investing but not enough to where I would get it JUST for my investing. That’s why when I got my license since I was already into it I quit my day job and took it on full time. So my license is a good side kick to my investing but it’s not a tool I would recommend getting if your not going to actually work as a realtor with clients as well

@Chow Ahmed find an investor friendly agent. I happily guide my clients in the rite direction. Correction not just investor friendly find an agent that also invests and is experienced they are usually happy to help. Just jump in and navigate as you go otherwise you will over analyze everything lol

@Chow Ahmed if you just reach out to an agent they can give you access to the MLS . Obviously not direct but thought that agents online portal. It's still faster and more accurate the Zillow

Thanks @Joe P. for the tag. This is actually exactly why I got my license in the first place because I thought it would benefit my investing career and to be totally honest if you don't want to be a realtor full time and just want it to be a bonus to your investments it's not worth it. It costs a lot of money to maintain your license (MLS fees, broker fees, board of realtor fees, continuing education, insurance etc). Best advice find a agent who also invests and tag team with them. I personally pass all my off market deal to my clients first as a bonus for working with me. Things like that. I am also in south jersey if you ever wanted to connect, I am happy to help!

Yeah that is a great idea then. Best advice is to just scroll though Home Depot website and get an idea for the cost of things like flooring and drywall per foot and then do the same thing with cabinets.

@Allen Tracy best advice is find a contractor you can trust and work with them consistently and they will do estimates for you. My husband is a contractor and we’re working on a cheat sheet for estimating rehab costs but it’s so detailed it’s hard to put on a spread sheet we may make a pdf and sell it on out etsy
