@Michaela G. - that is good to know!  I kept being referring back to that and associated articles when I have inquired in the past.  

Atlanta has one of the strictest AirBnb laws among US metros.  With that said it is very hard to get away with renting a condo out if there are rental restrictions.  Almost all associations have provisions built in against short term rentals and the fines can be massive.

As far as Atlanta goes right now you could have had a much worse cap rate. I see it is in an HOA, what town did you buy in?

Hi @Avery Balsavage, welcome!  If you are considering house hacking stay away from condos and townhouses as the bylaws with associations for the most part all have rental caps or will try to rake you over the coals with any tenants or short term rentals.  Do you have a specific location in mind?  They are still duplex options (triplexes are less common around ATL) that make house hacking quite beneficial in Atlanta.  Feel free to send me a message if you have questions on areas, properties, or would like help with the search.
