I just purchased 86 doors... mostly multi units. Some of the triplexes and 4plexes just have washers and dryers provided. The units with 13 to 15 apartments have coin operated washer and dryers in less than 1 month of owning them 2 units have had their washer broken into 2x.... I'm done. I am not a laundromat. I dont have time to collect $130 in laundry money a month and have my water bill increase and have to pay for breakdowns. I want to collect thousands in rents I have thought about renting washer and dryers in my single family dwellings to tenants. Same with air units.

We own a roofing company, if the shingles are curling and failing do it now. You can do it with the tenant living in the house but be proactive... you do not want to cause interior damage.

Just curious how many of you have full time maintenance / handy man on staff? I have a guy that has been subcontractor basically full time with us but wants to be on payroll. I am not opposed to it but he wants way too much. Just curious as we currently own 200 doors and manage ourselves.... wondering those who manage around 200 units themselves who they have employed for their team

We just purchased 86 total units in the last 3 weeks. 2 of my buildings I would say C neighborhoods people are breaking into the coin op washers and dryers and stealing the $$$. Its costing me $60 to get it fixed... my husband wants to take units out and I am wondering if anyone else has this problems or suggestions.

@Jupshy Jasmin so far I like it. It's easy to use and it's just a clean site. My tenants find it easy too. If they pay out of their savings or checking they are not charged. I still use quickbooks for my bookkeeping though but it's all been smooth. I tell people all the time even if you do not have multiple properties start it like you do because when you do it will be easier. For example if they mail their checks I immediately got a PO Box so people do not know where I live
I have a different LLC for my commercial buildings vs the rental houses/apartments.

If you have plans to purchase more properties then for sure setup an online option for payment. I learned the hard way, I now have 200 units and it's a mess. I just started using Cozy this month

I have around 85 units and by next month I will be doubling my units and will have 175.
I do not have a dedicated office for our real estate, I office out of my husbands and my construction offices/showroom.  Which in the beginning when we had just a couple rentals was fine when a tenant would come in and pay rent but now it's too much and our employees don't like dealing with it and my husband doesn't like some of the people coming in.  

For some reason no one ever likes to mail anything they want to drop it off so we have a mail box that goes into a secured box to our building so we are fine with that.  So i am trying to figure out options for our new 90 tenants....

1.  Mail the dang check - no more cash!

2.  Drop off the check in the secured box but don't even give them the option of going inside?

3.  Because some of these buildings are 11 - 15 units I thought about having a secured box on location but I worry about theft???

4.  Online option?  I use quickbooks and do not want to change my accounting but thoughts on payments online?  i don't wan to make it complicated for the tenant or me.  and again i don't want to change my accounting.. plus we have 3 companies and 3 different checking accounts?  Ideas / thoughts

we own a large roofing company and have looked very intensely into tesla and our management team are not a fan. We also live in a nice area where there's $$$ and we just don't see like this is the product yet.
