I am close to 200 doors. I'm a little odd but I have two phones. One for tenants, potential tenants etc.... when I go on vacation I can give the phone to one of my employees and enjoy my vacation. My personal phone I use somewhat for business the police department has that number along with my subcontractors and employees. It has worked well

@Bob B. I agree what the heck are you using the security deposit for this. He needs to pay out of pocket. I NEVER let my tenants use their security deposit as a prepaid bank for damages along the way. You need it for the end of the lease in Full!!!
Bad situation. Seems like everyone has helped you figure some of the issues that could be causing your vacancy. On another note, my rent has been right on with the market and I have left the property vacant for 2 months only because the right tenant didnt come along. Sometimes I feel like we have cycles of just crappy tenants to decide from and its not worth renting it to any of them.... to get the house back in 6 months completely trashed with them owing money. Good luck.
Grrrr my problem the last month. I am not a fan of keys because you never really know who has a key. We have maybe 8 buildings with coin operated washer and dryer. Tomorrow we are actually taking them out of two buildings because of them being broken into. The other buildings i have no problems. I like the schlage key pad, each person gets their unique code. When they move out we delete their code.

We just started using Schlage key pads. I love them. We have around 200 doors and boiler keys, shed keys, back door keys, etc... The key pads are $89 on Amazon and then I am getting them keyed to my master lock for $10. But I think in the long run it's worth it My team has a code, the tenant has their code and then when someone like an electrician, plumbing company come in we just give them a maintenance code. It's simple. When tenant moves out we delete their code out of system. Our boilers, sheds we are going to a master key. Up front costing us money but saving us time in the long run.
This is my type of tenant.... every time I buy a bulk of apartments. The last time I couldn't find the tenant and it was because he was in jail for stabbing 5 people. Sometimes inheriting tenants is the worst!!!

I manage all my rentals and just started offering cozy. I love it. I agree it takes maybe 5 to 7 days to get ach but you get an email saying it's coming and that's all I really need to know that the money is on it's way. The system is user friendly on both ends.
@Anthony Wick.... good point. I just purchased almost 100 doors a month ago and I have a couple tenants calling giving a 30 day to move out and they have warned me the house was bad to begin with. But 1. I need to get into every property and see each unit anyway and then also do a new move in or updated move in as is when we took over. Today was great I was on the phone with a guy that knows everything about this old apartment bldg I own and I finally asked him how long he lived there... I misunderstood him on the phone I thought he said he lived in the apartment for 4 years.... NOPE 40 Years! I cant wait for him to show me around my building this week. 😀
Awesome. We have 10 year old twins and an 8 year old. They started off with pop and candy machines but in the next year I want to do a house with the kids.

I feel like fighting for carpet in court is nonsense and usually the tenant wins. 6 years for carpet is a long time in my rental world. Lately I am putting laminated wood or ceramic in all my rentals sometimes I will put carpet in a bedroom but never in living room.... too much damage occurs in the living area
