I've had to write up some real stinkers. I usually try very hard to reason with a buyer when I feel they aren't being realistic but I've still written stinkers if they insist. I also understand that agents don't want to waste time they don't have spending the time writing offers they already know will be refused. However that is sometimes what you do to get the deal rolling. A lot depends on your relationship with the agent. If they won't present the offers you wish to write then maybe you need to move on to another agent. You may also need to consider heading their advice.

I will speak frankly as a Realtor. I ask if someone is already working with another Realtor primarily to make sure they don't have a buyer agency with someone else. Our time is money. Too often I get people who are working with another agent calling me because their own agent is too lazy to show them a low end property in a rural area and they want to waste my time with a showing so they can write a contract with someone else. Secondly....loyalty goes both ways. If I know someone jumps agent to agent frequently I will spend a lot less time with them than the buyer or seller who comes to me for repeat business. That's just good business practice. That's the way I build a long term business.

I am an investor friendly Realtor in West Michigan. I work in a six county area covering many rural areas as well as Grand Rapids, Greenville, Big Rapids, Muskegon and Ludington. We list for HUD as well as several banks. I personally have done fix and flip homes and own a rental property.

I have come accross a truly unique opportunity in the Vegas area that, with the right investors could provide a good ROI for investors. It is a housing project. I know the project is out of my league so I am looking for those who would undertake the project giving me a stake in the project for bringing the idea to them. Understandably this is a very vague question. I was wondering if anyone had any advice on how to find investors willing to listen and how to keep everything confidential so a good idea doesn't get stolen.

We are still seeking a lender either pirvate or conventional to help with expanding a busines.  Captiol will be used to upgrade equipment to keep up with orders and move the business into a more suitable manufacturing facility in the Las Vegas area.  New facility will be partially owned by business and part of a larger development project in the Las Vegas area.  Owner willing to give personal guarantee for funds.

Business in Las Vegas area is in need of financing to go to the next level.  Direct to garment    printer has been in business three years but only re-incorporated in Nevada less than year ago after leaving CA.  Business is booming.  Great expansion opportunity has been presented but it will take about $200,000 to get everything set to go. Money would be used to relocate business to better manufacturing facility and upgrade equipment to efficiently keep up with ever increasing sales volume.  Investment in new facility would be part of a larger development project in the Las Vegas area. Need private or traditional funding source.

My son started a small business in Los Angeles about two years ago.  It took 8 months and $10,000 to file the necesarry paperwork with the People's Republic of California.  The taxes were astronomical as of course they tend to be in CA.  Now in Michigan this company could have been formed in 3 days for a filing fee of $50.  However that is not Nevada...He recently moved his company to Nevada.  The paperwork was done in about a month with the filing fee being around the $350 mark.  The real kicker is the taxes he has saved.  Income tax alone ran 10% or more in CA. There is no state income tax in NV.  

Of course if you plan on staying in CA then you really want to look into what problems having a NV corporation may cause.  I know with my son's business it was not to his advantage to incorporate out of state when he was in CA.

The 640 score isn't a problem on a owner occupied home however investment property may have different standards.  As a Realtor I always tell my clients to check with a lender.  i have lenders that will lend with a 580 and the proper debt to income ration (not more than 43%) I also have lenders that give people a rough time with a 650.  Each to his own in that case.   And I'm guessing the price of the duplex is $175,000 and there may be a few extra zeros on that in your post?  In all seriousness though...check with a lender.  I always tell my clients that the lenders are experts at lending and I am the "expert" at finding them the property they are looking for.
