WOW!  The mindset you have at your age is rare.  I would recommend reading books and listening to podcast to increase your knowledge.

Rich dad poor dad by Robert Kiyosaki is a great place to start to continue nurturing your mindset.  

The bigger pockets podcast is great to hear real life stories of real estate investing.

There are many apps you can download to play the podcast.  I use podcast addict.

Another great way to move forward in real estate investing is to continue participating on this forum by asking questions and helping others.

Giving back motivates me.

I believe REI is a great vehicle to help others.

In the future I would love to renovate a distressed property and raffle it off to someone who is in need of a home.  

@Aaron Xie If the properties were purchased cash the ROI last year would of been around 20.8% for both C class properties combined. (I purchased them as a package deal). The B Class property would be an estimated ROI of 8.25%. All were purchased off market through my direct mail campaign.

There are many variables. Leverage, area, etc. I have 2 properties in a C class neighborhood and last year the ROI for both combined was around 85%. I also have 1 B class property that I just acquired and it will have an even better ROI because I used the BRRR strategy and have roughly $3500 invested in the deal. So my one year projected ROI will be 94%

Great tenants are a blessing!  I have a couple tenants that are great!  They have improved my properties because they have pride in the house they rent.  It makes it all worth while when your tenant appreciates you. 

That is one part of this business that never gets old.  Creating an opportunity for others to create a home.

I am looking for a good CPA to complete my K1 for my LLC. I would prefer someone who has experience working with real estate investors. Any recommendations are welcome!

Are you looking for the materials or a service provider?  There are many direct mail marketing providers on this site.  I use @Jerry Puckett with great results.
