BRRRRRR who are you using?

I'm looking to start my BRRR and wanting to see who you all are using and have had great success with. And what type of seasoning you all having to have before they will refinance you?

I have several rentals I have picked up and rehabbed this winter. And want to implement the BRRRR to keep growing.
