Barry, I'm a "land guy" here in Florida. I've "bought and sold" hundreds of Florida parcels since 2009. It took me years to develop a "network of sellers" (I.e., building a good relationship with the "REO/Special Assets Dept." of Banks, Non-profits such as Habitat for Humanity, building good rapports with real estate licensed professionals, that specialize in vacant land, "direct-mail campaigns", and more!

And on the sell side, building a great "vacant-land client base" of buyers, "owner-finance" programs, I've been a "Power-Seller" and a "Top-Rated Seller" on eBay (I.e., sold many vacant parcels on eBay, once you "know your way around the block", Websites like "Land Watch" is a great place to sell vacant land, plus good "Realtor relationships". Don't forget about social media!

After "tooting my horn" here, on the other hand, there are many thousands of "success stories" told, over the years, here on BiggerPockets that make a nice income with rental properties.

Peter Walther is right, not a title policy at closing, but you both (the Seller and Buyer) should receive and review the "title commitment" prior to closing!

Here's some typical Seller DOCS you can expect for vacant land (fr. FLA title closers):

Copy of closing/settlement statement (HUD, ALTA, etc.).

"Settlement Addendum" (Seller reviews and approves closing statement).                     

Tax Proration Agreement (Seller's portion of any taxes due).

Photo ID request (Driver's Lic., Passport or other acceptable form of ID).

Notary Acknowledgement (filled out by Notary Public, if "seller DOCS" were completed via "mail-away closing").

Seller Address Certification (supply address, phone, email ----> and how you want $$$ distributions to be made: by mail, wire transfer, in-person, etc.)

Seller Info. for filing 1099 to the IRS (I.e., Name, address, Social Security number, etc. -----> to be supplied to the IRS. Review all info. already "pre-printed" on form, such as the price being reported to the IRS and more, ....for accuracy).

Deed (must be notarized, along with two witnesses. Not to worry if closing is not a "mail-away" closing, as the title agent will notarize deed).

Also: Review closing costs, real estate commission(s) if any, "buyer's funds" properly deposited and cleared with title agent.

Owner's Title Policy (Will be underwritten and issued by title agent's insurer. Both Seller and Buyer should review siad title policy).

Some title agents have more forms (some have less!). "All-in-all", if the "funds are ready to be disbursed" to you, most likely, all forms, DOCS, paperwork are in order, and your vacant Florida land will close --------------> and you get paid! LOL!

Like Amy and Jay, ...I'm a "land guy" too! After my first 500 land deals, and a decade later, I figured, "I'm a wholesaler too! LOL!

Sprinkled-in, with a mix of honesty, integrity, ...along with "below market pricing", and don't forget, putting in "long hours" finding those "motivated sellers", then maybe you can begin to call yourself a successful wholesaler!

I get excited every time I read about someone new, "getting the real estate bug"!

Hi Zach, "hook-up" with "real estate pros", here on bigger pockets and I'm confident you can "learn a bundle" on how to buy and sell vacant land for profit! I've "bought 100s" of vacant parcels that were NOT listed by agents (I.e., REO's from banks, tax sales, unwanted parcels that were donated to non-profits, like Habitat for Humanity, ------> "you name it, and I've tried it! At this point of my life, "flipping land is like breathing"!

Listed land for sale by real estate agents? Bought a bunch of them too! Many real estate agents don't like listing "vacant lots". Why? Many times, their real estate commissions amount to just a "few nights with the family at Olive Garden". LOL! So many agents just list a vacant parcel at what they believe to be "the highest and best price", and then let the listing just "sit on the MLS" and hope for the best! Agents would rather "list a home" (for much bigger commissions!).

Many agents that I've done deals with over the years will simply contact me before they list a parcel on the MLS (this is called a "pocket listing"). If I like the vacant "pocket listing" parcel, I'll make an offer ASAP! They contact the Seller and let them know that a "local investor" made an offer and many times my offer is accepted by the Seller, ASAP!

After I close the "pocket listing", I will send a nice letter to the agent's broker (who may have 100 agents "under his or her command"!), saying "thanks to your agent, we did a "pocket listing sale" within a day or two! So "Mr. Boss Broker", if you or your agents office get "land-listings", contact me first ----> ASAP! And I can "be a blessing for you and your agents" with a "quick deal", ...thus avoiding all those "MLS listing headaches" for little commision. This way your agents can spend their time "marketing and listing homes" for "bigger pay days". So "Mr. Boss Broker", if you get a "pocket listing of one or even fifty vacant parcels", ...I'm a big cash buyer of vacant land in your area! I may save a "year's work" for your agent and close a land deal within days!

Hello DeAnthony,

Here's an idea for you to explore:

1. Look up the homebuilders in the Kansas City area. Then check these builder's Websites (I.e., to check their "build areas", their inventory and to examine the vacant parcels closeby in their "build areas").

2. "Don't be bashful"! Call these Kansas City home builders and introduce yourself as a "vacant land investor". Ask these builders what are the areas (I.e., subdivisions, certain sections of Kansas City, certain suburbs, etc.) that they are targeting and looking to possibly purchase vacant parcels?

Just I few phone calls could just be "what the doctor ordered"! Sounds to good to be true? The majority of Realtors that obtain a vacant land listing, just wind-up "listing on the MLS" and not much more! Maybe taking a photo of the parcel and "sticking a for sale sign on the property", ...that's about it! Why? Well a typical commission for a vacant parcel may yield a "few nights out at the Olive Garden" with the family! LOL! I do not want to call my "fellow brethren" lazy. That would be unprofessional.

DeAnthony, ...I can say this by my past experiences. That a few phone calls to local home builders "may bear fruit" for you! And possibly build some "long-lasting" relationships with certain builders. Remember successful home builders will always be needing more "vacant land" to build their new homes.
