Hello BP,

I am working with a hand full of cash investors in SoCal. Right now the San Diego market is doing well but I am considering expanding my property search into markets like Vegas. I want to know what the Vegas market is like for flips and rentals? Who here is actively doing Vegas deals and what returns are you expecting? What exact challenges are you seeing right now? Lengthy market times? Lower than expected ARV's? Are there lots of qualified of buyers?

For rentals, both for SFR and condo's, how is the market holding up for qualified renters?

What do you expect to change in 2012?

Danny Day,

Craigslist has recently made it more difficult to post duplicate ads. I use html flyers for homes. Do you use html or just plain text? Are you reposting these ads on the same day? I find that even with my ad deleted for hours that I am still being blocked.

I am tired of reading blog after blog about generic farming. Who has some real tricks of the trade? Do you use scripts? What do your ads say? How do you pick your target and why focus on one? If you get a call what to say to win them over? Any advice on farming is grealty appreciated!

Hey Biggerpockets,

I am trying to find buyers and want to advertise some listings on CL. I am frustrated that the agents I contact do not bother replying to me to give me permission to advertise the listings. Does anyone here have any advice on this?

Danny,

Nice tip! However I read that to even show a HUD home you need to have a NAID number and getting one looks like a pain in the.... Do you have one? Do you actually even show these homes or just use it as a conversation starter? Do you know if you need a NAID # to advertise these homes?

Hi Becky,

I just came from a Fortune Builders seminar hosted by Paul Esajian (AE's flip this house). While I wouldn't classify these guys as top genuises, they did show their mailing campaigns. They used 7 mailers total and each one was different. Of the 7, one was a hand written letter, one was a post card, and the others were different types of letters with different formats. They say that the sellers won't respond until they are in the stage where they realize they need help and this is usually months after everything has started (short sale that is...). Hope this helps a little bit.

@Jeff When I said "feel" I was not literally asking how you "feel" about it. It was a simple way of asking for your opinion. Please keep the thorough analysis for your investments and not post topics.

I asked this question because right now I am working with several investors and each tends to have their own opinion on which is the better method to invest. I am refering to HML in the fix and flip area and not holds. I was curious to see how the members here felt about HML's in their own markets because it seems there is a ever growing number of all cash investors and obviously this topic proved that loan terms have a wide range from market to market.

Right now I am trying to convince my investors that investing all cash is the better way to go, however, I do explain to them how a HML works and the pros and cons to each method.

What do you guys think of the sign draft-

Anything you think I should change? My broker is very stuck on the traditional signs with just the last name and number, so I want to be sure I am presenting the best sign I can on my listings.

Wow great advice guys thanks. Do your ads just offer your services? Or do you point the readers to your website? If you are just pitching your services what phrases or keywords seem to be the most effective?

In San Diego I am seeing 12.5% quite a bit with 5 points down and 65% ARV. Is this normal in your markets as well?
