Hello BP,

I am working with a hand full of cash investors in SoCal. Right now the San Diego market is doing well but I am considering expanding my property search into markets like Vegas. I want to know what the Vegas market is like for flips and rentals? Who here is actively doing Vegas deals and what returns are you expecting? What exact challenges are you seeing right now? Lengthy market times? Lower than expected ARV's? Are there lots of qualified of buyers?

For rentals, both for SFR and condo's, how is the market holding up for qualified renters?

What do you expect to change in 2012?
