Post: How do you feel about a sale sign that posts the agents website and social media?

Hello,

I am wondering what your thoughts on a sale sign having the agents website, email, and social media as well as the usual name and number. Do you feel this is a bit too out of the box and prefer the traditional signs that show name and number only? Where do you buy your custom made signs from? I am considering using a site called signsrus which is not cheap but offers great design capability.

Hello,

I am wondering what you feel is the best way to get leads. Is it Craigslist, direct mail, open houses, blogging, etc? I am considering launching my first direct mailing campaign and plan to send to renters a buyers ad once a month for 3 months in a row. Does anyone have any advice? I greatly appreciate your help!

Hello,

I have a investor who says it is ridiculous to pay 12% interest on a hard money loan. I tried to explain to them that leveraging your funds is a great way to protect yourself from further risk and that using hard money loans will allow you to do multiple deals at the same time- not putting all your eggs in one basket. So I am wondering how do you feel about using a hard money loan? Do you prefer it for the reasons I stated above or is a maximum profit your number one goal? I appreciate the discussion.

Hello fellow investors,

My partner and I are considering starting a rehabber association where you sign up and enjoy benefits such as buying materials in bulk from Mexico at discounts far below Home Depot etc, learning from other rehabbers, and having events for networking etc. I am just wondering if any of you, in any part of the country, have heard of this or tried something similar? Did you find the benefits worth your time? Would you be interested in joining something similar if it was offered in your area? I would appreciate your feedback and discussion.

Hello,

I work in investments but have never purchased a property directly through an auction of any kind. For Sheriff auctions, I have been told there is no contingency period and that the purchase is final. Is that correct? I realize this may vary by state, so I am refering to California sheriff auctions. Do any of you have any concerns or horror stories etc about buying through auction? I greatly appreciate the discussion.

Hey Hyatt,

How certain are you that a duplex will be a strong investment? My partner has a triplex in cencal and he says he its a junk investment. By the time you consider property management, or pay a manager, it is a loss in either time, money or both. Unless the duplex is in good condition you will have to consider repairs in your evaluation of profit. If you can flip a good property I would say that is your best bet and unless you run into a huge problem during rehab, will also be less of a headache. From my experience a duplex is only a strong investment in numbers, meaning the more properties the better. Have you considered investing in areas other than Sacramento? LA, Orange County, and San Diego are very strong markets. Hope this helps!

Hello,

I specialize in single family investments in San Diego. My boss is a GC and he rolls his fees into the rehab project as part of the partnership profit in the deal. The best deals will always use this method unless the rehabber does most of the work himself. By having a GC involved in partnership profits, the investor takes home the majority of the profits, while the GC/partner is happy, and the rest of the team is happy (agents, brokers etc) because we limit the amount of junk fees going out the door to other non-involved parties. always use cheaper materials. I would never renovate and then rent out, the renters will only devalue all that hard work!
