@Alexis Hudson In certain circumstances they do. They generally take 75% of the potential rental income to calculate for qualifying purposes. I can explain in greater detail if you explain your situation to me.

@Lamont Pelaez if you’re looking to buy it as an investment you will have to put 20% down and the interest rates will be higher than if you were to buy it as a primary, live in one unit and rent out the other. I know of a good realtor that’s works for the #1 brokerage in Pinellas County. If you would like me to put you in touch with him Id be more than happy to.

@Sindo Perez Esson hello Sindo. I would suggest waiting until you have enough money for both closing costs and your down payment. There are some lenders outside of actual banks that have special programs that will get you a grant that can cover your entire down payment under certain circumstances. I know of a few in the miami area that could possibly help you out if you are interested.

@George Leeman I believe conventional LTV on cash out refi's cap out at 80% ltv. I may know someone that could beat the rate or closing costs, but in regards to getting 85% LTV, you'd have to FHA, which would incur mortgage insurance.
