@Robert Smith I know of a few options here in Florida that offer financing to individuals that have been self-employed for less than 2 years, but must be 1 year or greater, in order for it to work. Feel free to contact me. My info is in my signature.

@Mat Garcia I wouldn't sink that much cash into the property if at all possible. It's good to keep reserves on hand. There are no income verification primary residence loans available that require 20-25% down payment.

@Dmitriy Yeshin i'm seeing comparable rates with a DSCR loan compared to conventional. Only difference is that DSCR often has pre-payment penalties, but does allow you to close in an LLC.

@Kolin Goff conventional loans require 12 months of seasoning. Non conforming loans allow as little as 3 months. Feel free to reach out with any questions and I can give you a few scenarios on what your options will be.

@Srini Rajamani if you're interested in doing STR in FL and looking to have a successful and less saturated operation as compared to Orlando, I recommend reaching out to @Josh Green who is located in Tampa. He’s helped all of my STR clients here in FL for the most part, with great success. He’s an investor himself, has a STR property management and has everything dialed in.

@Mark Delosreyes we have them available for purchases, but not cash out Refi's. Max on purchase is 85% LTV. Max on cash out is 80% LTV.
