8-10% - market rate - Negotiable - Rent collection, answer calls.  

One month rent for placing new tenant

Maintenance charges are extra including lock change, maintenance costs, eviction charges

So you are looking at 15-17% overall rent can go towards PM including maintenance.

So MF with onsite PM would be ideal option ( depends on the number of units - above 50-60 units) instead of buying too many SFRs.

What about property tax and 10% vacancy loss and utilities etc? you need to look at the overall picture.
