Hello everyone, I just crunched some numbers and I would like to know what you guys think. For this deal I plan on getting an fha loan so I will live in one side and rent the other. The first report reflects me staying in the duplex and the second report is with both units rented.

Hello Robert, I wouldn't going to some meet and greets in the area as I am a newbie to real estate investment.  As for electrical, yes that is all I do. And for my goals in real estate investing, I am wanting to buy and hold to supplement my retirement when that time comes.

Thanks for the encouragement guys. In a little under a month on BP and I am already on podcast 23 and ordered, "The Book on Rental Property Investing" as well as "Managing Rental Properties". I think I'm getting on my girlfriend's nerves with all this rental property knowledge I keep reading and run back to her with.
