@John Leavelle, thanks for the input. You can never have to many eyes and brains helping out. I went a head and reanalized the deal. To make it work I will have to rethink how much I'm willing to pay for the property. Thanks to biggerpockets , the forum and the tools I know my number.

@Caleb Heimsoth, In these units the utilities separate and paid by the tenants. The PMI is included in the insurance portion of the pie. At $60 I'm thinking it may be a bit low.
