@amanda roderick. Who does your sub-metering? Other than the up front fees are there any more incurred by the owner?

@Trent Ecklar thanks for the reply. My over all issue is if Tenant "A" doesn't pay their half how do I other than evicting them penalize them for not paying ? I wont be able to just shut the water off since the other tenant will affected.

This question goes out to all multifamily owners/landlords in Columbus, Ohio. Is it a normal thing for duplexes to have a single water meter coming in from the city? Where the water is in the owner's name and the tenants pay the owner(sub-metering). I was under the impression that some duplexes were plumbed separately. Can you please help a newbie out!? Thanks in advance.

I may be on the cusp of my first deal and have a question about attaining the services of an Accountant. Should I start looking for an accountant, wait till I close or wait till tax season? Thank you

I'd suggest using the calculators here on the site. Decide what method of investing you plan on going with implement it and run with it. Plug the numbers in and if they don't work edit the purchase price till it works. Now you'll have the purchase price number that will work for you. Take it to your agent or the owner. If the seller don't like your offer you just continue to the next. Hope this helps.

I will be residing in one of the units to take advantage of the low downpayment. My financing will either be FHA or conventional with approximately 5% down. Also just found out that the rent isnt as much as anticipated so the cash flow is in the negative.

Hello fellow BP members, I have been presented with a possible deal and wonder what you more seasoned pros think. This property is located in Southern Orchard near Children's Hospital. As you can all see I will cash flow from the beginning just not completely to my liking. A little more info on the property; multi-family 3bd, 1bh 1100sqft. each side with an avg. rent of $762 in the area. Thank you
