Thanks Teri. Owning a license is an interesting aspect where I can show properties to myself and other sometimes. How much it would cost to maintain a license? I am only in this game for a property a year so didn’t think I may need one. What about working with several agents? Thanks

Thanks for feedback y’all. @Patrice, it sounds reasonable to change the strategy a bit while making offers. And I already improved my numbers from 5-10% Other question I have is about listing agents who never respond while me trying to connect with them directly. Is that a general practice for agents to respond only to buyer agents Thanks

Hi, My story is a bit interesting, and thanks everyone for feedback in advance. I have known my realtor for years, he helped me with buying my home and another investment property. He is very knowledgeable and experienced guy. I started feel like he is getting demoted to continue working with me lately and the reason he is highlighting that we are making to low ball offers. He started to minimize his availability to go out for showings with me. In the past few month we made about 10 offers and none of them were accepted and even few we didn’t have response at all. I had thoughts about finding another broker or deal with listing broker directly. I haven’t had success in getting feedback from listing broker in the past -Rashad

Thank you both for getting back to me. It helps to understand little more in details that one percent rule doesn't work everywhere. My realtor was getting nervous for my low ball offers that very few even respond. I was trying hard to get them meet the rule of thumb

Hi,

I am looking for rental house - SFH, and having hard time to find anything close to 1 percent rule (sale price vs rent price). Looking in Katy TX area due to good schools and close to where I live. Any thought recommendations appreciated

Well noted. Thank you all. I will keep same rates for the next 6 month considering the fact of summer being relatively easy to find new tenants.
