I wasn't sure whether anyone seen my previous note, but appreciate you all feedback. I am currently reading through the book Texas Real Estate License Preparation Guide that I have to get prepared to retake real estate exam - state portion only. Is there specific literature thats only covers state portion of the exam. as I mentioned earlier I passed national portion of the exam. Thank you so much

Hi,

Passed national portion of real estate exam on Monday. Now, need to prepare and retake test for state portion. Wondering if there is any literature thats state specific so I don't have to go through entire material. realestateexpress didnt have a separation between national and state related chapters. Thanks for your advice

No even an hour after leaving the notice on the door, I did receive the payment from tenants. They have been very interesting tenants to deal with, and there is always something going on in the family. Thank you all for your feedback

@Alex S., lease includes 50$ late fee for first and 20$ for every day afterwards.

Hi, 

I have a situation here and wanted to get you all feedback. My tenants have been delaying monthly fees for sometime now. In particular they were late in November and December for few days. Now, they have paid monthly rental fees but not the late fees. Tenants are aware of amount for late fees, and were supposed to pay them this Friday. They have told me earlier this week. I texted tenants today to follow up no answer. What would you recommend I should do next?
