Thanks @Tom Weglarz I had spoken to my lender she said the appraiser goes what county record shows and that is 5 units even though physically it's only 4 units. I visited the property after my post and noticed the 5th unit is not there but some concrete where it used to be. My buyer didn't like the property anyways. Listing agent nowhere specified that there used to be 5th unit.

Showing this property to one of my client tomorrow. MLS shows 4 plex but tax roll shows 5 units, seems like 5th unit is burnt. Will it be considered commercial property then as these are 5 units not 4? MLS states 4-unit apartment complex spread across four different structures vs tax shows building 1 of 5, 2 of 5 etc...So the question is how will buyers mortgage work? they residential or commercial, looks like commercial, right?

Any feedback will be appreciated.

Post: Anyone see the Bay Area Prices going any lower in the near future??

It's hard to tell but just saw on FB one of realtor friend posted that their offer was accepted $15k lower than asking price in Bay Area that is a good sign. Have you looked at off market properties? They can be bought cash or thru private lender. If you ever interested in relocation in my area of north of Sacramento, let me know. I'm in Rocklin/Roseville area.

Please keep in mind this as well.
You pay an $800 LLC tax annually, even if your LLC doesn't earn any money. You pay an annual LLC fee, which depends on your LLC's gross income. You pay California income tax on your net LLC income (rates range from 1% to 13.3%).

@Alex P. Folsom is a nice area and expensive compare to Roseville/Rocklin. The schools are in Rocklin are very comparable to Folsom can be better even, and the house prices are $50k lower than Folsom. Think about other areas if you are just buying to rent. You can buy 2-3 homes here the price of Bay Area homes...lol. Let me know if I can be any assistance.

@Andy Paul thanks for sending me the message here, I really appreciate. I would suggest buy in Roseville/Rocklin areas, as these are one of the best in Placer county for schools and crime rate compared to south Sacramento areas. Due to high interest rate currently your mortgage will be higher than rent but once the rates go down you can re-fi. Let me know if I can be any help. e.g sold one in Rocklin for $485k to one of my Bay Area investor but their mortgage is little bit higher than rent but they are ok with that because the rates gonna go down eventually. We can always ask seller for buy down which will help but that applies to primary residence only not for investment. Please let me know if I can be any help.
