redIQ does some cool things with reading rent rolls. I can't remember what they do with T12 info.

A while back, there was a post I read The 6 Human Needs Apply To Business that I have been thinking about. Here is the image that I am borrowing from the OP.

To set this up, I am a big Tony Robbins fan so these points mean a lot to me. Justin asked me what I have been doing to contribute.

It got me thinking, what can I contribute to the BP community to provide value to the group.

I am buying a 1000 unit apartment complex and I have been writing down the steps of my process such as pre-deal review to LOI to negotiation, to PSA, etc. you get the point.

I found this asset off-market and I have been working on it since March 2019. Over the years I have been hitting the seller up in various ways such as calling, emailing, and direct mail. Persistence does pay off. 

Once I get this bad boy closed, maybe one day BP can have me on and I can share the whole story. My last podcast was show 135, so it has been awhile.

For those just getting started, would having a list of some steps putting a syndicated deal together be helpful to read?

No, I don't buy deals in PA, my target market is Atlanta, GA and buying a 1,000 unit complex in a couple of months.

Yep I quit my CPA job and have bought and sold almost 4,000 units valued at $212 million.

@Devon Keaveny I think the 10k a month is a good start, but it needs more "juice".

To give you a quick example of my WHY, as a CPA I was working really hard for someone else. Working 80 to 90 hours a week during tax time.

One year when I stopped and counted the minutes, I was able to see my girls and wife, about 10-15 minutes a day…leaving early in the morning, getting home late, working weekends.

This was an awakening for me.

I had a sick feeling in my stomach, the thought of spending so much time working and missing out on my girls growing up. 

What if they think I’m a terrible parent? Do they even know who their Dad is?

So my “juice”, my WHY, purpose, whatever you want to call it, was to figure out a way to quit my CPA job and at the same time make money to support my family.

I really appreciate your post and everything you shared.

I have had a similar journey by quitting my CPA job and buying large apartment deals. This year (2021) I am buying a 1,000 unit apartment complex.

This is a very powerful formula:

Education X Action** = Massive Results!

**I love this and as you and I both know it works. 

My only suggestion, the "Actions" need to be congruent or aligned with your "WHY".

I define the "WHY" as your purpose, mission, goal, or the desired outcome. The WHY also needs to be wrapped with emotion and passion. AND the clearer you are on your WHY, it will give you soooooo much more clarity and focus to get the Actions done.

Let's crush 2021!!

@Andrew Schutsky I am raising almost $40 million from investors for a deal and have been using Infusionsoft for years. 

I like how I can automate, create Tags and send targeted content to investors based on a set of rules and goals.

As others have shared, each CRM has its pluses and minuses.

I started using Excel to Outlook to Constant Contact to Aweber. 

You are definitely on to something by thinking about automation.
