@Kaylee Walterbach in 2021 I closed a 1,000 unit apartment complex which is the 3rd largest apartment community in Atlanta, GA.

@Jason Bailey you need to strengthen your team by bringing in a loan sponsor that has the required net worth and liquidity. In exchange, the loan sponsor will want to be paid and most likely want a piece of the deal or a fee.

@Justin Goodin I bought a 1,000 unit apartment complex using a DM combo strategy with calling and emailing the seller.

Direct Mail is the long game, but it does work.

@Wes Short yes I have tried different "bait" when targeting large multifamily deals.

This is the actual headline I used to buy the 1000 unit deal. And with a DM strategy, I believe a combo strategy of calling, emailing, and DM works best when outreaching to the seller.

Headline:

I want to help you fill this bag with millions of dollars…

YEP...I mailed my letter with decent copy and a CTA (call to action) for the seller to contact me in this bank bag.

The seller didn’t call me after I sent the bank bag. What I did though is use the bank bag as a connection, When I called, “Hey Mister Seller, this is Brian Adams the guy who mailed you the bank bag”. I believe it helped separate me from other buyers as the seller stated that it was definitely a very unique technique.

@David C. I have bought and sold 5,300 units valued at over $300 million and have probably spent over $100k on coaching.

For years I tried the free route and I didn't have the discipline to get the work done, I got lazy.

As stated above, not all coaching is the same and I probably wasted money on selecting the wrong coach. 

Looking back now though, the "coaches" helped shape my business to get to where I am now. I will continue to pay for coaching going forward as I believe a good coach can push me to new levels.

@Jason Hodges I have bought a 200+ and a 1000 unit deal using a DM strategy.

DM is great, but prepared for the long game as it took me 2 years to buy each deal, but each deal has been a grand slam.

@Matthew Barnett I bought a 1000 unit apartment deal by a combined strategy of cold calling and direct mail (DM).

It does work and the process took 2 years to close the deal. 

After you make the initial call, you need to implement a process to continuously follow up.

I remember hearing about a study that went like this:

• 2% of closing the sale occurs on the 1st call
• 3% of closing the sale occurs on the 2nd call
• 4% of closing the sale occurs on the 3rd call
• 10% of closing the sale occurs on the 4th call
• 81% of closing the sale occurs on the 5th call

Most people give up after the 1st or 2nd call. 

A DM or cold calling strategy is the long game.
