Post: Increasing late fee to motivate rent being paid on time

Hi all! Thanks in advance for your help! I have a tenant that is consistently late with rent. It started with a day or 2, then 5, 10 and now we are at 27 days. My rental agreement states that rent is due on the first and late on the 10th its the 27 today and I haven't seen rent. This has been the recent trend for the past 5 months. They get in it before the next month is due but not by much. They are good people and have taken decent care of the place. The rent is $1200. My current late fee is $50. I think if the late fee was higher they might make paying rent on time a  higher priority. We are out of contract and have been for a couple years now. Any or all feedback is appreciated. Please take it easy on the new guy. Thank you again!

Yes, you are already there! Welcome! I'm over on the East side of the state, but would love to visit at some point. To me it's about time in the market combined with buying right, in my opinion the sooner the better!
Angelea Weihs If I was in your shoes I would invest in a quadplex in Eastern Washington. It could get you really close to your $2800 if not all the way. It also spreads your risk out.

@Rudy Manna I have created relationships with contractors in other trades by helping them in some way. I now have friends that let me use their accounts at supply houses and pay with my card at the counter. It doesn't cost them anything and I've added enough value to them so they don't mind. Sometimes it's just a couple lunches and frothy beverages and a Saturday helping them with a project. They also benefit because through their account they have larger volume which helps them with their next year price negotiations. I also have a home depot account. I use there 24 months same as cash coupons on purchases over $2,000 and buy what I need and then spend the rest of the $2,000 on gift cards to be used in the near future. Sometimes they are a little more expensive but they are open late so it helps get things done. Then at least you are not paying interest and aren't using up your cash. Hope this helps.
