I'd check with Habitat for Humanity and see if they have rules that are being broken by the current owner by defaulting or selling. Most banks don't really want to foreclose. They would usually rather have the money. Good luck!

 @Jack Jones You should read @Scott Trench's book "Set for life" It is the perfect road map to help you get there! It shifted my whole paradigm and changed my relationship with money and debt forever. I have found the best way to find a mentor is not ask people to be a mentor. Everyone has busy lives and the word mentor sounds like "more responsibility and work", to those busy folks who we could learn so much from. Get out there and meet as many people as you can. When you have good connections in the real estate world talk about what you are doing or trying and ask for advice. Through this you will get mentored and create lasting relationships. There are a lot of young guys out there asking for help, but aren't doing anything to move the needle themselves. Jump in and as they say on the podcast "sometimes I win sometimes I learn". Good luck out there!

Kevin Graham Welcome to BP! I think it's a great plan. Unfortunately it's the same plan that most people have, so you will have to hustle to get those deals. Like David Clinton III said be flexible. Most great opportunities come in unorthodox ways, be willing to think out of the box. If you aren't already listening to the podcast, do it! So many people doing it so many different ways.
