@Jacob Radawick you should call owners directly and network with other investors, brokers, agents, property managers, and basically anyone that will listen because you never know where your next deal can come from. A lot more people are in real estate or connected with owners than you might think.

@Stephanie D. Maybe you are investing in the wrong property types or location for your goals. It’s important to purchase the right property to fit your goal. Have you spent time trying to partner with someone who has different skills? Multifamily is a team sport and the best way to have an efficient business is to have a team.

@Tobin Short if you need someone local ask a real estate broker or property manager for a recommendation. You should call 3-5 insurance agents to have them provide a rough quote and investor references. @Scott Bower might have a good insurance contact

@Levi Bennett brokers will post closings on LinkedIn and other social media so friend them, talk to them, sign up to get their emails, etc. make sure you have your elevator pitch ready for the brokers when you tell them why you are a great buyer who can close deals

@Jason Baker you should figure out what type and size property fits your personal financial goal. A $400k down payment will at most get you a $2M property. So, what does $2M get in your market and does that fit your goal? For example, if you want to spend a lot of time doing value add projects you may not get any cash flow for the first few years but build equity through appreciation. Alternatively if you wanted monthly cash flow and less oversight time you may decide to invest as a passive investor in a multifamily syndication. Think about your goal and use your capital to serve you best.

@Jeremy Marquez I support what @Todd Dexheimer and @Taylor L. Provided and add this: the best way to know what good returns are or what investors are looking for is to speak directly with them. There is no better way then calling and speaking to potential investors to figure out if returns are good.
