@Jason Merchey I think every investor will think about the returns differently and make their investment decision based on their goals. For example, if a person is retired and not making active income they might want cash flow from day 1 so this investment would not be for them. On the other hand if you had some making active income and less concerned with cash flow from day 1 then it might be a great fit. The investment decision should be based on individual goals.

@David Capote are you able to just do a normal purchase loan in the buyers name and a second loan in the form of seller carry? Something seems off because the seller wants to collect your payment then hold in escrow and pay the first position lien. I’m not following why you want or need to do this.

@Sean Zhang yes you can. If you have a good investment opportunity you should be able to find partners or investors to bring capital to purchase the deal.

@Stathis Karidakis the only longer term debt option I know of is a HUD loan. Have you talked with a few commercial lenders or brokers?

@Eli Shicker every deal is different and will have different debt terms. The best way to analyze the deal is to speak with a lender to get a soft quote and terms for debt. A good lender can size up a deal and provide a soft quote within 24 hours.
