I really don't  see the problem with accepting prepaid rent. I do it whenever it's offered..  In this case I can still evict for violation of lease. I have never had any problems with it in the past. It sure eliminates late rent😊

Thanks for the help folks.  I am going to see an attorney today. We found no body in the house. It was removed in November. We were never notified. The house is in good shape. I rekeyed the locks. Gave the mother a 30 day notice.  She doesn't want to act and wants to wait until fiance is out of jail. All utilities are being paid by someone? The personal property is of significant worth. As you can guess there are unusual circumstances and I was hoping to avoid a lawyer due to bad previous experience. But now I see no alternative.

According to our lease we can release any personal property to the person or persons  stated by the tenant on the lease. She stated the mother.  I am  pretty sure I am clear, but I will check. My problem is getting the mother to take any action. She wants the fiance to do it.  He supposedly gets out now jail next month.  I smell  fish😱 and I don't know  and can't contact the executor, if there is one.

In the ten years I haven't run into a lReal estate lawyer in the Houston area,  I felt I could trust. Any suggestions on how to find the executor?

It appears that tenant was on suicide watch and had a terminal illness. I am thinking this was all planned and an elaborate ruse to provide lodging for an unqualified tenant and avoid probate.  The document we have from  police doesn't mention cause of death , but there were 2 people present when they arrived. No evidence of foul play. An Internet search indicated a drug arrested shortly after signing lease. She had a clean credit and criminal prior to signing.

We did change the locks. Tenant's mother got upset. She wants dead tenant's fiance (currently encarcerated) to move in when he gets out of jail. Fiance not on lease and doesn't meet published tenant standards. No can do! We sent 30 day notice. We are awaiting a response. 

The landlord business is never dull 😊

I just found that the  single tenant on the lease died about 4 months ago on my property. Any suggestions on do's and don'ts? 

Yes it has been verified.

We contacted the next of kin  stated on the lease. 

She prepaid for a year and no one ever contacted us. 

The house is full of personal possessions. 

There is evidently more to this story than I am aware.

Nearest kin is very slow to act. 

The plot gets interesting.  8)

I am a previous member of Lifestyles. The training is good for apartment investment, but unlike the buzz, there is serious potential risk for passive investors. Be very careful. If you are just starting out, think long term hold SF properties and try RICH.

As Dennis said, it's a good place to start and probably the best deal in real estate investing I have come across in 20 years. It is inexpensive and the training is good. I just hate the meeting day.

We moved to the Houston area from California about 10 years ago. I am a past member of Rich and Lifestyles. I have purchased SF houses and have done successful and unsuccessful partnerships in apartment complexes. I am not currently looking for opportunities but am interested in what is going on in the Houston area and particularly in the  Suburban South East area.
