In the interest of economy and not pissing off other investors, you might run queries  to your database to see if you have multiple mailings to the same address.  There is hardly a week go by that I don't get 5- 10 notices from people wanting to buy one of my properties.  ðŸ˜¡

Yeah, I  have 2 vacant right now and just rented one.  Up until now,  mine have been renting in 1-5 days. This last one took almost 30 days. Things are slowly down a bit.  I  have never had much luck with RE agents.  OP , you probably ought to seek out a property manager.

Maybe it's a generational thing, but I don't see it happening.  I  sure wouldn't want to invest in it. It sounds like living in a trailer park hotel.  I am sure it would only attract only the finest up-scale tenants 😨

You really ought to add a filter for people who own 5 or more properties.  That is probably another investor.  I tend to dislike receiving a dozen or more notices from some wannabe that he/she is going to buy my property for cash. They are just wasting money on postage and antagonizing me in the process.

You are going to have to be more specific. Are you looking for plywood, particle board, hardwood, etc? Do you really want to build the cabinets or replace some? Is this for a custom home or a rental?

Plus 1 on that Nick.  People just don't comprehend how big the Houston metro area is.  It is a mere 480 square miles, Houston is actually the second largest city by area in the US.  I  have kept my properties within a 30 minute drive from my home. Since I live in Friendswood, I only invest in the Suburban South East. My properties all are experiencing stellar performance.  I  am not seeing the negatives my colleges are to the north and west.

Tom, 

It really depends on what you want out of life. If you want beautiful beaches, mass transport, and a state supported social safety net ; you won't find it in Houston.  If you want a low cost of living , minimal government regulation and more opportunity than you have ever had,  you will love it.  We moved to the Houston area 10 years ago having faced a similar dilemma in California.  It was the best decision I ever made.

In Texas it is more difficult and time consuming to forclose than it is to evict.
