hi all,

I just moved to McKinney, TX back in November and I'm very interested in buying properties for fix-and-flip or to buy and hold with light rehab requirements in Mckinney, Allen and Plano.

But better than that, I'd like to meet people in the same area and learn from their experience by having a drink (or two) or whatever you like to drink.

I'm an IT security engineer looking to start a REI career. My primary goal is to dedicate this full time so I can quit my current job.

I've started my mail campaign and while waiting from calls, I'd like to learn more about the Flipping model.  

As I have no experience on rehabbing or getting a rehab estimates, I would like to meet people on this forum that are playing this game and learn from them. While I can't provide much in return (at the moment) regarding Real Estate, I can commit to join forces and do business in the future. Also, I can provide network security assessments if you are planning to enforce your IT network.

So, what happens if you start the foreclosure process and finds that the home has a mortgage loan? I assume, you as the lien cert owner,  are responsible to liquidate it (?).  If so, I assume this is part of your due diligence. 

Hi all,

I'm planning to start as a Wholesaler and I'm looking forward to ask some Brokers - that I met at local Real Estate meetings - for expired properties on the MLS. In addition, I'll require to get some comps in case I find a nice deal.

What would be a reasonable fee to get this information in NJ from a broker?

hi All,

I've finally decided to invest in RE and I'd like to do the following using FHA:

* Buy a Multi-Family property under market value in Central NJ that requires some rehab. i'd prefer that the unit(s) for rent are in good condition so it can be rented ASAP. 

* Live in the unit that requires repairs and fix it during the first year. I'm not a handyman, so I'd be looking for contractors to fix the property.

*Starting the second year, look for the next property so all the units of the first one can be rented.

Based on that plan, I have the following questions:

  • What do you think about this plan? any input is very welcome
  • Is it possible to refinance an FHA loan after a year? can you cash out when refinance?
  • Is it possible to sell the property after a year when FHA was used? Thinking about an exit plan or sell the property for extra money.

Any suggestion or question is very welcome.
