From MY practical point of view, I think Podio as CRM + Investor Carrot (Website builder) are the best mix you'd want, which are much better than those claimed All-In-One CRM and that's for 2 reasons:

1. When using those All-In-One CRM, you'll get stuck one day when you'd need to add a certain feature or to use an updated tool that's not built in them. At that point, it'd be a business turmoil to transfer your whole operations to another CRM.

2. Podio is very customizable where you can add all the un-usual features and can set it up to be fully automated or almost fully. Plus if you don't know what features you need now, you can start with the basic provided features and later on you've the space to add/build more

The only cons with this mix, it needs a lot of technology tweaks to set it up the way you want and to automate it to the lowest level offered by other CRMs, which would cause some kind of frustration to start with very basic one like this, but believe me, it's worth all the effort you'd pay for it.

However, if you are not a Tech-savvy guy who is always intrigued by new technology and new operations business model/strategies then I'd recommend other CRMs that provide all what you need with minimal effort. And example of these CRMs are as follows arranged from the most reliable and having extra features to the lowest (from my perspective): FreedomSoft, REIPro, RealeFlow, REI.Solutions..

Please consider other's opinions regarding these CRMs and others not mentioned here, since I haven't tried all of them and because other BP members might have different experiences than mine.

I have passed by REI.solutions which seems to have most of the required tools to automate your business. I haven't tried them nor heard any reviews about them..if anyone can help here, that would be great. Personally, I use the mix of InvestorCarrot/Podio/Globiflow and they are very good as long as you're Tech-Savvy and can spend a valuable time to set up your business the way you like to kick it off afterwards. However most I was looking for to implement using my mix are already provided by REI.Solutions. Looking for your insights and anyone has experience with it ? Thanks

Download Mobile app called "Mimo". It's for teaching coding from scratch step by step from very basic levels up to Advanced levels.

Sacramento is a good place to start with.

However, keep in mind that those unexperienced wholesalers are destroying the market by illogic promises to the owner and because of those The sellers were asking for retail prices regardless their properties' conditions.

But being consistent is the key factor.

Good luck

I would recommend Podio and you can build your own features by your own.

But to save time, pay some more $ and subscribe with Globiflow on Podio which provides very competitive tools or you can use InvestorFuse on Podio which is a complete CRM suite tools for RE Investors. Both of them are the best to automate your business and to give access to your VAs to use your CRM without any security/privacy problems.

Just dig it yourself and see which one you'd prefer, each one of them provides videos and Demo describing their features.

My experience with Realeflow is very good too. They provide great tools for repairing costs estimate and Repair planner with "slightly" accurate comps (so I'm using FlipComp.com as additional tool). Also, they provide very nice tools to build your websites and integrate them with your social media accounts, which is not provided by neither Podio nor their partners/Developers. However, their website is slow and crashes a lot, which is not good for fast paced business or busy business. Last thing to keep in mind, Realeflow have a deal with HomeDepot to have 2% cash back and 20% discounts on Paints if that's a potential feature to consider.

P.S. I'm not an affiliate with any of the mentioned websites or tools, I'm just a user and giving my advice based on experience.

BP family, I need your inputs here please.

What kind of contracts or agreements you, as Virtual wholesaler, do with another wholesaler for your JV ?

Basically, we work as follows..I'm virtual wholesaler, I do the marketing task and get the leads and then pass them to my wholesaler partner to negotiate, close the deal and sell it to his cash buyers list and we split the profits.

my question is about the contract between me and my partner...shall we make an agreement for each property/lead ? or there's general one we can use that covers this business model ? or an agreement to add my name on the closing contracts ? or there's other ideas and point of views I'm missing ?

Thanks folks.
