Hi. We have a rental in 96025 and the insurance company we have willnot renew. I don't want to use a fair plan and an additional insurance plan do to the cost. It is more than double the cost of the plan we had. Any other options out there. All the major companies don't like fire zone 4. I will carry 2 plans if need be. Any help would would be great.

We have a contractor in North California that just completed a roof for us. We had one little thing they are going to fix today and receive the final payment. I would like to say that this roofing company is heritage roofing in dunsmuir CA. They stuck to the bid, completed the work in the time frame described, and worked with me to fix issues found once the roof was off. So I would recommend them. Should I have them sign anything like a lean waiver or something stating they have been paid in full for the completed work? Any advice would help. I have had good interaction with them so I don't see a problem but just making sure.

In our case they have been problem tenants. I'm willing to work with them if they can't find anything or are unable to move. But mainly I didn't want to have to restart the 60 day over again later.

Is a no cause that was or is served going to go through in California? If you have one in place and they say "well can't move". 

What happens to the time frames? Would it start a new time frame when the dust settles + 30-60 days or is it a standing order? 

We have long awaited the opportunity to do some deferred maintenance. As well as being able to select our own tannant's because ours came with the property.

We're in the last steps of a cash out refi on a rental. Waiting for appraisal to come back. How have rates been effected by the current situation? We are 5.1 on 30 year we locked in December. Should I push for a better rate or has it moved to little to care. 

if the rate was lower we can pull more money and still cash flow. 

or would it be worth others to make a move on current rates. I see the rates but it seems hard to see investment numbers versus numbers if you occupied.

I used county court website to find quite a bit of public knowledge. Also my wife seems to be able to find anyone on social media so we have used that a little as well.

Humm. I'm going to ask our lawyer this week. But any more information would be greatly appreciated so I don't have to pay as much for the information. If we're wrong than I'll consider it a learning opportunity. Our outcome will be the same no matter what. Rental gets clear and we get to renovate.

I sent a 60-day notice certified mail and regular mail. I was then called by one of the renters to clarify what the notice was about. after that they refuse to pick up certified mail. Did my 60 day notice count? California?

Anthony I think this is a great and valid question. I'm in California and in our agreement it I put that text was ok for normal written communication like maintenance appointment or request. But I feel like I read that electronic communication was not useable for legal notice i.e. 30-60 day, 3 day pay or quit ECT.  I would like to see what other folks have to say about it.
