I found its called a note servicing company. I'm sure that information is available on biggerpockets but I'm new to navigation of the site.

I went to look at the offer today. Is there a company that would be able to keep track of payments and amount still owed for me. As well as any reporting to credit agencies? Ok I talked with one today he gave me some general information about what papers he would file and suggested down payments.

Hi I'm new to selling property. We have a restaurant that is paid off and would like to sell. We received out first offer and they want owner financing. 

How would I set up a contract that protects my interest and will not force me to sell if they back out later. 

can I have them do a payment and make it non refundable if they don't have financing by the end of the term.

Will do. I would like to keep them because they have been renting the place since 2015. So I'll try the other way first.

I inherited a property with a month to month lease and it's not really a legal lease. I attempted to have them sign a new one but they never returned the paperwork. I'm also planning a 3% increase after the first of the year but don't want it to seem like retaliation. I've never been a land lord before and have been reading the investment property book from BP.
