I'm not able to add pictures but they took a 42"x42 cabinet off the wall with the doors broke a kitchen light and tile counter top during the removal. I'm going to look this weekend I'm Redding to see if anything matches. But also floating shelves are in so I may do some in the space instead.

Renters took the main cabinet off the wall next to the stove. Only the one for some reason but left the other fixtures. 

In northern California and southern Oregon it's a little tough to find inexpensive cabinets. Anyone know someone up here. 

Or out of the big box stores which one is best for this kind of thing?

I feel like people are doing fine with more deals than I have going. But my surprise was that the person I was talking to thought it was a hard fast rule. No more than one mortgage. 

Also we looked at our LTV and I'm actually really comfortable with what we have. I was doing some Dave Ramsey stuff but deviate from his ideology when it comes to real estate.

I was at work the other day talking to a friend when we were interrupted by someone my same age that exclaimed "Oh my god you have 3 mortgages". He then went on to tell me immediately about all those people that went default about 10 years ago and how I should worry about being over extended. I really had no time to reply as he educated me on the matter and then it was back to work. I spent the rest of the day reflecting on the matter. I was listening to the Bigger Pockets podcast on the way home from work that day and was thinking about a past episode about action.

I talked to my wife that night about it with my brand new cup that said "15 years of service" in hand. I know that there's risk in real estate and I know that I'm running the risk of potentially loosing one of the homes someday. But I was telling my wife that don't fear loosing out on the time and money investment all that much. I fear holding a 20,25, or 30 year cup working 500-1000 hours of overtime every year for the foreseeable future. I fear opportunity loss from inaction. I fear that someday my 3 year old may grow up to be a stranger to me if I stay where I'm at. 

I ask you the question if it hasn't been asked before. 

What are you giving up by continuing your 9 to 5 job?

Is it worth the risk? For me it is..

I just received a rent overpayment for a place that I had a 60 day notice on. They should be out by the 15th and paid on the 10th. I have to act fast. 

Can I just refund the overpayment with an explanation that we never discussed any continuation of the past agreement? California, single family home.

Yeah true. One of my issues was them paying less then the original amount.

I did get local lawyer involved. I explained the situation that I reviewed fair market rent about 1200 per month. After the review I wanted to raise the rent from 820 to 900. But after the conflict my wife and I said maybe we should get the house vacant to sell this spring. I spotted the 5 day mail issue after the fact.

What if you miss a timeframe and issue a notice wrong? In my case I issued a rent increase and payment date change notice 34 days beforehand. 

Turns out the state of California allows 10% increase with a 30 day notice. Above the 10% needs 60 days. (I know things are changing and read the new law. We fall under the single family exemption.) 

I didn't know that in California about this + five days if delivered by mail rule. 

The increase sent my renter into a fit and they didn't pay all the rent telling me I can't increase it that much. In return after getting yelled at I sent a 60 day termination letter. 

If this goes to court latter about the increase needing the extra 5 days because it was issued by mail then what?

The termination letter was sent with the 5 days added and telling the renter for the time remaining the rent will not increase.
