You MUST be quicker than the next guy but also stay cautious when doing due diligence.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Yes, I used a realtor. They called me after about a month afer inquiring about the property. when i called it was under contract already and i told her to let me know if the deal falls through. Well....IT DID and i offered a lower price that I initially did and was able to get it closed fast.

Has anyone had experience with multi family new construction? In this hot market it seems like this makes the most sense, correct me if im wrong but the value in the quality of materials and brand new everything is probably worth the extra money in the long run. Im looking at properties that are 4 units that are in the 280-300k range. They are also 15-20 years old. I am able to build brand new for about 350K in the area im looking.

What are some good reasons to protest property taxes, on your personal residence or rentals? 

Has anyone had a good experience with this?

What is the best way to transfer a property? My father owns a rental Free and Clear, He is okay with gifting it to me since i manage the rental and the deal with the entire process of keeping up the maintenance ect. Essentially i manage it and he is hands off. He is okay with that since our relationship is very close. My question is, Since i want to cash out Refi it and start the BRRRR process on another property what would be the best way to transfer the property to my name so that when i get the mortgage its in my name and not in his. We are in agreement and he is okay with doing this. Im looking for the best option without getting hit by uncle sams gift tax.

Any input helps!
