@Nathan J Fortes I was recently looking on rocketlawer they charge a fee to purchase the document ($40) but it walks you through each and every detail and helps understand each clause. They are fillable and easy to understand you also choose your state.

When calling references for potential tenants. What does one ask to the person on the other line?

Ex:

When calling previous apartment complexes do I ask for a property manager or can a leasing agent provide the rental history of the applicant?

How do I as these questions without sounding so demanding but staying professional?

Hey guys, Im looking for recommendations to get familiar with landlord tenant laws as well as basic lease agreements. does anyone know of a book of guide that has some information on this i can follow?

@Jonathan Farber I would try to get the driveway power washed, maybe upgrade the bulbs to LED and possibly some light landscaping.

Hey Boone, I think that flipping is up my alley, I want to buy older homes and Rehab them to keep them as rentals to generate passive income. 

Im currently finishing up my first house in Edinburg that i will be using as a rental. Any tips on how to get agreement paperwork for rental property (this is my first one) Should i get an attorney or property manager to manage my first one?

My plan is to live there and rehab while i live there, then flip or rent after the 1 year mark.

Would I be able to live in it while im Rehabbing it as well? and is there usually a time period that i have to keep it before I decide to sell it if i decide to sell it after the rehab?
