I offered a quick all cash closing for a seller who needed money fast

You MUST be quicker than the next guy but also stay cautious when doing due diligence.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Yes, I used a realtor. They called me after about a month afer inquiring about the property. when i called it was under contract already and i told her to let me know if the deal falls through. Well....IT DID and i offered a lower price that I initially did and was able to get it closed fast.
